Utah Real Estate Market Updates August 8, 2026

Utah County Market Update | July 2026

🏡 Utah County Market Update | July 2026
The market is giving buyers a little more breathing room.
Single-family home inventory increased to 4.3 months, while the median time on market rose to 37 days. At the same time, homes are still selling for about 99.3% of their asking price, and the median sold price remained relatively steady at $616,500.
What does that mean?
For buyers, more inventory and longer market times may mean more choices, less pressure, and potentially more opportunity to negotiate.
For sellers, buyers are taking more time to make decisions — so pricing your home correctly from the beginning matters.
Thinking about buying or selling in Utah County? I’d be happy to help you understand what’s happening specifically in your neighborhood and price range.
